The UAD 3.6 Field Cheat Sheet

The four calls that trip up the most reports under the new URAR β€” on one page. Pin it above your desk. Everything here is a judgment you make; no tool decides it for you.

1

Quality & Condition β€” Absolute, Not Relative

15.000 / 15.005
β†’
Rate against national GSE criteria, never the local market. Same property = same rating in any zip code. Q2 in Beverly Hills is Q2 in Buffalo.
Q
Quality = how it was built.
Q1custom/luxury Q2high-end semi-custom Q3above-std tract Q4builder-grade Q5economy Q6basic/minimal
C
Condition = what shape it's in.
C1brand new C2like-new/remodeled C3well-kept, minor wear C4dated, minor deferred C5obvious deferred C6affects soundness
!
Quality β‰  Condition β€” they're independent. A Q4 builder home can be C2 (like-new) or C5 (run-down). Don't let a remodel inflate quality or a tired finish drag it down.
3.6
Rated separately now: exterior (8.022/8.023) + interior (10.034/10.035), then reconciled to overall (15.000/15.005).
2

Materials β€” Trust vs. Flag

photo reads
βœ“ Trust on sight (85–95%)
stucco vs. brick vs. siding Β· roof type (tile / shingle / metal) Β· broad flooring (tile vs. wood-look vs. carpet) Β· drywall
⚠ Always flag & confirm
granite vs. quartz vs. cultured marble (50–70%) Β· hardwood vs. luxury vinyl plank (40–60%) Β· stamped concrete vs. pavers (60–80%) Β· stucco vs. EIFS Β· ceramic vs. porcelain
3.6
Structured fields (dropdowns): only big components β€” exterior walls, foundation, roof, windows; interior flooring, walls/ceiling. Material is now separate from condition (no more "Stucco/Avg").
✎
Narrative (no dropdown exists): countertops, cabinets, backsplash, fixtures, lighting. Write the finish detail in your description fields β€” consistently.
!
The rule: never state a confusable material as fact in a signed report. Flag it, confirm it on-site, then commit.
3

The ADDD Cascade β€” As Is vs. Subject To

26.009
1
Three actions trigger "subject to": Completion, Inspection, Repair. Any one β†’ Market Value Condition (26.009) can no longer be "As Is."
None β†’ As Is βœ“
Completion / Inspection / Repair β†’ Subject To
2
Only "None" keeps the report As Is. Logging a defect doesn't force subject-to β€” the Recommended Action you assign to it does.
3
Subject-to makes the As-Is Overall Condition Rating a required field (1.082 / 26.071) β€” you now state both.
!
Separate underwriting flag: "Affects Soundness or Structural Integrity?" (10.059 / 4.103). A Yes here is the call underwriters scan for first.
4

The Dynamic Form β€” Sections Appear & Disappear

one URAR
β†’
There's no form number anymore. No 1004, 1073, 2055. One dynamic URAR that reshapes to the property and assignment.
🏑
ADU = Yes β†’ separate Unit Interior section for the ADU (own GLA, condition, materials).
πŸšͺ
2–4 units β†’ an interior section appears for each additional unit.
πŸš—
Vehicle storage β‰  None β†’ Vehicle Storage section (with its own ADDD table) appears.
🏊
Amenities = Yes (pool / spa) β†’ Subject Property Amenities section appears.
🏚️
Outbuilding as real property β†’ an Outbuilding section appears.
βœ“
The reframe: answer the property's questions honestly and let the form assemble. A section appearing means you reported something that needs reporting.
It's the intern. You're the supervisor.
Every Q, every C, every defect call stays yours. A draft just saves the typing.
