The UAD 3.6 Trainer · free

Master the 4 hardest calls in UAD 3.6 — before they cost you a callback.

Not a quiz. You'll make real decisions on real properties and watch the report react — the way it will the day you file your first 3.6 report. About 15 minutes. Walk away with a cheat sheet you'll actually use.

Licensed NV residential appraiser, 10+ yrs. These four are the parts of 3.6 that got me first. Let me save you the callbacks.
SKILL 1
Quality & Condition — absolute, not relative
SKILL 2
Materials — trust vs. flag
SKILL 3
The ADDD cascade — As Is vs. Subject To
SKILL 4
The dynamic form — sections appear & disappear

Free. Spec-accurate to the GSE Reference Guide v1.4. No form software needed.

Skill 1 of 4
Quality & Condition — the absolute scale
Rate three very different properties on the national scale — not against their neighbors. This is the rewire that catches most appraisers first.
Rate it absolute · then see the GSE criteria

Materials — what to trust, what to flag
Sort six real photo reads into Trust or Flag using actual accuracy data — then meet the 3.6 surprise that catches everyone.
Round 1 · Trust it or flag it

Six materials from a real inspection. Which can you call on sight?

JS
Josh
Here are six materials straight off a real Vegas townhome inspection. For each one, make the call a careful appraiser makes: Trust it (clear enough to state as fact) or Flag it (confusable — confirm before you commit it to a signed report). I'll tell you the real accuracy after each.
Round 2 · The 3.6 structural twist

Now — where does "quartz" actually go in the new form?

JS
Josh
You flagged the countertop as confusable — good. But here's what almost nobody knows yet: in UAD 3.6, there's no countertop dropdown to put it in at all. Make the call.
In UAD 3.6, how do you report the kitchen countertop material?
Under the old 1004 you might've had a slot for it. The new URAR restructured how materials are captured. Where does "quartz counter tops" actually go?
JS
Josh
Here's the mental model that makes 3.6 click. There are only a handful of structured material fields — the big building components. Everything else, all the finish detail buyers actually care about, lives in narrative. Look:
Exterior Walls — material8.x · WallMaterialType
STRUCTURED FIELD
Roof Surface — material8.x · component type

Flooring — material10.x · Flooring component

🎯 Why this is the whole ballgame
Two things just came together. One: the confusable materials (quartz, cultured marble, the wood-look floor) are exactly the ones you flag. Two: those same materials mostly live in narrative description fields, not dropdowns.

So the hardest part of 3.6 materials isn't picking from a menu — it's writing accurate narrative about confusable finishes, in your own consistent vocabulary, for every report. That's the typing that eats your afternoon. And it's exactly the field a photo-based draft fills — with a confidence flag on the ones it isn't sure about, so you confirm and stay in control.
Skill 3 of 4
The ADDD Cascade — As Is vs. Subject To
Log a real defect and watch two dropdowns silently restructure your whole report. This is the #1 reason early 3.6 reports get kicked back.
Live cascade simulator · spec-accurate

You found a defect on inspection. Now make the calls.

JS
Josh
You're inspecting the subject and you spot this in the garage. You have to log it in the ADDD table — that part's not optional under 3.6. The question is how you log it. Two dropdowns decide everything. Watch the report on the right as you choose — it reacts in real time.

The Dynamic Form — sections appear & disappear
There's no 1004 or 1073 anymore. Flip five property answers and watch the one URAR reshape itself around what you report.
Live form · watch it react

Answer the property questions. Watch the report rebuild itself.

JS
Josh
On the left are the kind of questions 3.6 asks about a property. On the right is your live report. Change an answer and watch sections appear and disappear in real time. Play with it — flip them back and forth. That's the whole trick: the form is a conversation, and it only shows you what your property actually needs.

Go ahead — flip "ADU" to Yes and watch a whole interior section for the casita appear. Flip "Vehicle Storage" to None and watch that section vanish. Every answer reshapes the report. You're not hunting for the right form. You're answering honestly, and 3.6 builds the right report around your answers.

You just learned the four hardest parts of UAD 3.6 — on purpose.

Most appraisers will learn these the hard way: a revision request, a callback, a report that took twice as long. You did it in fifteen minutes, with the reasoning that makes it stick.

Now watch a real 3.6 report come together live.

You just learned the four hardest pieces. Every Wednesday, Josh walks through a real UAD 3.6 report on a live workshop — showing exactly how the photos, the materials, the narratives and the QC come together, with Q&A. It's the demo of everything you just practiced.

It's the intern. You're the supervisor.

Every Q, every C, every defect call stays yours — that's your license at work. A draft just handles the photo reads and the typing so you spend your time on the calls that need judgment. That's what the workshop shows you.
