The new URAR sales grid is no longer a fixed set of rows. It expands to fit the subject: you use the predefined rows that apply, each item once, and add a blank row only when no predefined row fits. The grid also now shows how much weight you gave each comparable, and the report has a place to list properties you analyzed but did not use. Pulling comps from the MLS and verifying them works the way it always has.
How is the new grid different?
The GSEs describe the new grids as dynamic and expandable. Three rules from their lessons-learned job aid:
- Use the predefined row. It puts the data in the right place in the file and gives you the right list of allowed answers. Some predefined rows may not show in your software until you open its full list.
- Report each item once. Do not repeat information in the grid, and do not duplicate a line item or its adjustment.
- Leave off what does not apply. If a feature is not present for the subject or any comparable, its row does not belong on the grid.
Several sections of the grid have a blank row for a characteristic with no predefined row. Use it only after checking every predefined row.
Where does comparable weight go?
In the Summary of the Sales Comparison Approach (Report Field ID 22.15.14), each comparable gets a weight: Most, Less or No Weight. Because the weight now shows on the grid, the GSEs point out that your reconciliation comments have to match it. An old canned comment that says something different is a mismatch a reviewer will see.
How much weight each comparable gets is your judgment. The report only records it.
Where do I list comps I looked at and did not use?
In Additional Properties Analyzed Not Used (22.17). For each property you report the address, the sale date, the status (Settled Sale, Pending, Active or Off Market), the reason it was not used, picked from a list that includes reasons like Age, Condition, Quality, Lot Size, Proximity and Dated Sale, and a comment.
Does pulling comps change?
No. You still search the MLS, pick the comparables and verify them. What changes is where each fact lands in the grid and how many facts each comparable carries.
Questions appraisers ask
Can I add rows to the new sales grid?
Yes. The grid expands with the property. Use the predefined rows first, and use a section's blank row only for a characteristic with no predefined row.
Where does comparable weight go?
In the Summary of the Sales Comparison Approach, one entry per comparable, picked from Most, Less or No Weight. How much weight each comparable gets is the appraiser's judgment.
Do I report comps I looked at but did not use?
There is a place for them, Additional Properties Analyzed Not Used, with the address, sale date, status and the reason each one was not used.
