November 2, 2026 is still the UAD 3.6 mandate date. Lenders that requested and received a temporary exception from Fannie Mae or Freddie Mac can keep submitting UAD 2.6 reports until May 19, 2027, on terms that get worse after March 1. From May 20, 2027, every new appraisal submitted to the GSEs must be UAD 3.6.
What are the dates?
| Date | What happens |
|---|---|
| Nov 2, 2026 | UAD 3.6 is mandatory for new reports submitted to UCDP. Lenders with an approved exception may still submit UAD 2.6. |
| Through Feb 28, 2027 | Exception lenders' UAD 2.6 reports are processed as usual. |
| Mar 1, 2027 | Reduced functionality begins. A UAD 2.6 report gets a Collateral Underwriter risk score of 999 and a Loan Collateral Advisor score of 99, and the loan is not eligible for collateral rep and warrant relief for value. |
| May 19, 2027 | Last day to submit a new UAD 2.6 report under the exception. |
| May 20, 2027 | UAD 3.6 is mandatory for every new submission. A new UAD 2.6 submission fails with a Fatal message. |
| Jun 27, 2027 | Last day to resubmit a UAD 2.6 report that was already submitted. |
| Jun 28, 2027 | UAD 2.6 is retired. No UAD 2.6 reports are processed. |
Does the exception change my deadline?
Not by itself. The exception belongs to the lender, not the appraiser. Each lender had to request it, and only approved lenders can keep submitting UAD 2.6. If your client does not have it, reports for loans sold to Fannie Mae and Freddie Mac must be UAD 3.6 from November 2, 2026.
Remember what the date measures: when the lender submits the report to UCDP, not your inspection date or the report's effective date. A UAD 2.6 report you finish in late October can still be refused if the lender submits it on or after November 2.
What should I ask my clients?
- Ask every lender and AMC you work for whether they have the UAD 3.6 exception.
- Ask which format they want on each order, and keep the answer with the order.
- Mark March 1, 2027 on your calendar. The GSEs are urging exception lenders to move to UAD 3.6 before that date, because UAD 2.6 reports lose normal scoring then.
- Get fluent in the new URAR before then, so a client's switch does not land on you mid-file.
What happens to UAD 2.6 revisions?
A report first submitted in UAD 2.6 stays UAD 2.6 when it is revised under the same document file. Under the exception timeline, UAD 2.6 resubmissions are accepted through June 27, 2027, and UAD 2.6 is retired on June 28, 2027.
Older GSE material gives May 3, 2027 as the UAD 2.6 retirement date. The September 30, 2026 announcement is the newer source and lists June 28, 2027.
What about FHA, VA and USDA?
These dates are for loans sold to Fannie Mae and Freddie Mac. FHA announced an optional period in FHA INFO 2026-23 (October 1, 2026): lenders may deliver UAD 3.6 appraisals on FHA loans through its Electronic Appraisal Delivery portal, UAD 2.6 is still accepted, every appraisal on an FHA case must use the format of the case's first submission, and FHA has not set a mandatory date.
For VA and USDA loans, ask your lender which format they want.
Questions appraisers ask
Is the UAD 3.6 deadline still November 2, 2026?
Yes. Fannie Mae and Freddie Mac did not move the mandate. They gave approved lenders a temporary exception to keep submitting UAD 2.6 reports until May 19, 2027.
How do I know if a lender has the exception?
Ask. Each lender had to request it from Fannie Mae or Freddie Mac, so the lender is the only one who can tell you.
What does a CU score of 999 mean?
From March 1, 2027, Collateral Underwriter gives a UAD 2.6 report a risk score of 999, Freddie Mac's Loan Collateral Advisor gives 99, and those loans are not eligible for collateral rep and warrant relief for value. It is a strong push for lenders to switch.
When is UAD 2.6 gone for good?
June 28, 2027. From May 20 through June 27, 2027, UAD 2.6 is accepted only to resubmit a report that was already submitted in UAD 2.6.
