If you are on Appraise-It Pro, you don't have to switch software for UAD 3.6. You start the new URAR in Appraise-It Pro, it changes shape as you fill it in, and you run the compliance check before every delivery. If you use AppraisalPilot, your reviewed drafts import straight into the report, and the Appraise-It Pro integration is included.
Do I have to switch software?
No. The new URAR is a report you do in the software you already use. Appraise-It Pro has it.
On Appraise-It Classic? The new URAR isn't there. You need Appraise-It Pro, which comes with your SFREP subscription.
Why does the report change as I fill it in?
Because the new URAR has no fixed form. The GSEs built it so the data that describes the property decides what the report contains. Answer that the property is a condo, or has an accessory dwelling unit, and the sections for it appear. Answer that a feature is not there, and its fields stay out.
How do I get comfortable with it?
- Do a practice report before you need a real one. Use a property you know well.
- Get used to picking from the lists. Most answers come from GSE lists instead of typed comments, and choosing Other when a listed answer fits is one of the mistakes the GSEs flagged in early reports.
- Run the compliance check before every delivery. Catching a problem yourself is faster than getting the report back from the lender.
How does AppraisalPilot work get into Appraise-It Pro?
In AppraisalPilot:
- Pick Appraise-It Pro once.
- Review the drafts.
- Press Export to Appraise-It Pro.
In Appraise-It Pro:
- Click File.
- Click Open MISMO Document.
- Pick the ZIP you just downloaded.
The Appraise-It Pro integration is included with AppraisalPilot. Everything AppraisalPilot drafts is for you to review and approve, and the opinion of value, adjustments and comparable weight are never drafted.
