AI tools for UAD 3.6 appraisals: every option, side by side

Every AI tool for the new report (UAD 3.6) asks you to make one choice: learn a whole new report platform in the middle of a mandate, or keep the software you already know and let an intern do the typing. Most of the tools appraisers ask about are report software, so choosing one means moving your reports into it. A few work alongside TOTAL and Appraise-It Pro instead. Here is every option side by side, each in its own company's words, with a link behind every claim.

The short answer

  • Keeping TOTAL or Appraise-It Pro: AppraisalPilot. It drafts the new report from your own photos, voice notes, contract and MLS export, sends it straight into your software, and never touches the value or a judgment call.
  • Want comp selection and adjustment tools in TOTAL: TrueTracts.
  • Ready to move your reports to an AI-first platform: Aivre, ValueMate Studio or valurAIz.
  • Want form software at no cost: Reggora Forms.
  • On ACI: ACI says Sky Workbench 2.0 is targeted for spring 2027. Until then, you need another way to build the new report. Details below.

How did we pick these tools?

A tool made this page if it passed all three:

  • It shows up when appraisers look for UAD 3.6 software: on the GSEs' vendor lists, on appraiser forums, or in AI and search answers.
  • It completes the new report, or fills part of it.
  • It says it uses AI or automation to do the work.

We left out tools sold only to lenders, AMCs and software companies, since a working appraiser does not buy them. A few of them read your reports, so they get their own section below.

ACI Sky Workbench is not in this table: ACI told appraisers that access to the current version would end on October 9, 2026, and that Sky Workbench 2.0 is targeted for spring 2027. Details below.

What is the difference between report software and a tool that works alongside it?

Report software is where the report is completed, signed and delivered: TOTAL, Appraise-It Pro, NightHawk, Aivre and the others in that table. Fannie Mae and Freddie Mac verify report software for UAD 3.6 and publish lists of providers: Fannie Mae's Integrated Vendor List and Freddie Mac's Software Providers list.

A tool that works alongside does part of the work and hands it to your report software. You keep the software you know, its templates and its delivery, and the tool fills in what it can.

Which is right depends on you. Switching platforms means learning a new one in the middle of a mandate. Staying means you need a tool that actually connects to the software you already know.

Tools that work alongside your report software

AppraisalPilot

In our words: your intern handles the typing. You handle the judgment.

The new report runs 3,349 rows in the GSEs' delivery specification. We counted. Your form software still expects you to type the facts in, one box at a time. AppraisalPilot reads what you already have, your photos, your voice notes, the contract, the engagement letter, the listing sheet and your own MLS export, and drafts the new report before you sit down. You review it, change what you want and approve it. Then it goes straight into TOTAL or Appraise-It Pro, photos and captions included. Nothing about how you sign or submit changes.

How one file runs:

  • The order lands. ContractPilot reads the purchase contract and the engagement letter once. Terms, counteroffers and client requirements come back structured before you drive out.
  • Before the visit. Upload the subject's listing sheet and about a dozen subject fields draft themselves. The inspection verifies. The agent's numbers never quietly become yours.
  • On site. PhotoPilot looks at every photo and drafts the materials, features and condition notes it sees. Every call carries a HIGH, MEDIUM or LOW confidence label, so you know exactly what to verify. FieldVoice listens too: say "granite, not quartz" and your voice overrides the draft.
  • At the desk. One upload of your own MLS export drafts over 200 comparable data points, with each comp's front photo matched to the right card. All fifty states, because it is your export.
  • Before it leaves. QC Shield catches what a reviewer would send back: a condition note that fights the photo, a feature nobody described.
  • One tap. Export straight into TOTAL or Appraise-It Pro. Your photos, captions, voice notes and comp galleries land in one workfile download the day you finish, not the day someone asks.

The line it never crosses: it's the intern. You're the supervisor. The opinion of value, the condition and quality ratings, the adjustments, the weighting, the highest and best use answer and the reconciliation of value are never drafted. Ask, and it will write the paragraph that explains a call you already made, in teal, for you to keep or change. Your files are never sold, and never used to train anyone else's product.

What appraisers say:

"AppraisalPilot is giving me my personal life back. Without this, I would leave the business after 25 years in." Dan Anderson, Residential Appraiser, Reno, NV

"It's like a third opinion. The supervisor in my ear." Tracy, Residential Appraiser, founding member

"It picked up items that I did not even see on inspection, like a cracked light cover. It even picked up the deck material being composite versus wood." Josh Stalk, Licensed Residential Appraiser (NV) and our Chief Appraiser Officer, after a real report run

Works with: Appraise-It Pro and TOTAL. The Appraise-It Pro export is included with AppraisalPilot. Export to TOTAL is sold separately by Cotality in the TOTAL Store. See how Export to TOTAL works and Appraise-It Pro and the new URAR.

See it run: watch one real report, start to finish, or bring your hardest question to the free Wednesday workshop.

Best for (our read): appraisers who want to keep TOTAL or Appraise-It Pro, keep every judgment call, and stop spending their nights typing facts into boxes.

TrueTracts (True Footage)

What it is: in True Footage's words, "TrueTracts automates your market analysis, comp selection, and adjustments." Its newer FAQ also describes TrueTracts Report Generation Software as "True Footage's report software for the redesigned URAR," so you can complete the whole report in it or do the analysis in TrueTracts and bring it into TOTAL.

AI and automation: "TrueTracts combines machine learning, appraiser-defined filters, and advanced analytics," with a Bayesian adjustment framework. Its plans list tools for adjustments and reconciliation.

UAD 3.6: on both GSEs' lists (Fannie Mae's as "TRUE, TrueTracts," UAD 3.6 Appraisal Software Provider). Its FAQ says reports are checked against the GSEs' published compliance rules before export.

Works with: TOTAL for UAD 3.6, through the TOTAL Store. For UAD 3.6, its FAQ says it will not integrate with other report software at this time.

Best for (our read): appraisers who want help with comp selection and market analysis, in TOTAL or on their own.

Profet.ai (PropMix)

What it is: in PropMix's words, "a nationwide solution for appraisers to find comps, analytics, and populate UAD forms," including "Appraisal Vision" for image labeling and quality review. It exports to "your preferred forms software." SFREP lists it as an add-on on its Appraise-It Pro pricing page.

UAD 3.6: not stated on the page we read.

Best for (our read): comp research and analytics fed into the forms software you already use.

Report software with AI or automation built in

Aivre

What it is: "The first AI trained to autofill reports in UAD 3.6 language." Aivre builds the new URAR natively, so the report is completed in Aivre.

AI and automation: AI Autofill for structured fields from photos, MLS data and public records; image recognition; and Ava, which Aivre says "drafts clear, compliant commentary." Its plans include contract and engagement letter autofill.

UAD 3.6: Aivre's October 29, 2025 press release says it was first in the U.S. to complete UAD 3.6 verification with Fannie Mae and Freddie Mac. It is on both GSEs' lists.

Switching: Aivre runs a software buyout program for appraisers switching from other software. Its page says submissions close November 4, 2026.

Best for (our read): appraisers ready to move their reports into an AI-first report platform.

ValueMate Studio (ValueMate.ai)

What it is: "The fastest way to complete UAD 3.6 appraisal reports, from inspection through review and export."

AI and automation: "AI fill for all sections," an "AI commentary assistant," and a mobile app with video analysis. ValueMate says every field "stays linked to its source, while the appraiser reviews the work and makes the final value call."

UAD 3.6: ValueMate says Studio was verified by Fannie Mae and Freddie Mac (its August 31, 2026 post). It is on both GSEs' lists.

Switching: ValueMate offers a software buyout credit for switchers, which its site says is valid through November 15, 2026.

Best for (our read): small firms that want AI fill across the whole report in a new platform.

valurAIz (ApprAIz)

What it is: "The mobile-first appraisal platform. Inspection, data, reports, and compliance in one workflow."

AI and automation: "Your report is drafted as you work, so there's less retyping back at the desk," with LiDAR floor plans and live MLS and public record data. ApprAIz also sells Quality Check, "an AI-powered quality control layer for appraisal reports."

UAD 3.6: "GSE verified for UAD 3.6," and on both GSEs' lists.

Best for (our read): appraisers who want to build the report in the field on a phone or tablet.

ACI Sky Workbench (ACI, First American)

Where it stands: in a notice to appraisers signed by Melony Kunkel, Vice President, Division Operations, First American Mortgage Solutions, ACI wrote that "access to the current Sky Workbench platform will be discontinued on October 9, 2026," and that Sky Workbench 2.0 is "targeted for release in spring 2027." We read the notice as appraisers posted it on AppraisersForum on September 29, 2026. We did not find it on ACI's website.

What it was: a "cloud-based platform" for completing UAD 3.6 assignments. First American's June 8, 2026 release says it was verified by Fannie Mae and Freddie Mac. Fannie Mae's Integrated Vendor List still shows it. Freddie Mac's Software Providers list, read October 31, 2026, does not show Workbench.

AI and automation: ACI describes automated compliance checks that reduce manual data entry, and MLS listing data and public records built in. In June 2024, ACI announced it had integrated Restb.ai technology into the ACI Sky platform, which it said "leverages AI to extract insights from images."

Best for (our read): ACI customers, once Sky Workbench 2.0 is out. Until then, check with ACI before you plan a report around it.

NightHawk (Bradford Technologies)

What it is: Bradford's new platform for the new report, "the most innovative solution to the new UAD 3.6 mandate," in its words. Its FAQ says "Currently Nighthawk is intended only for UAD 3.6 reports," and Bradford sells it alone or in a "ClickFORMS & NightHawk" plan.

AI and automation: "Automated Report Generation," "All Data Sources Auto-Retrieved" and "Built-in Market Analysis." Its FAQ: "The automation is there to assist but you have full control of all fields that will go into your report."

UAD 3.6: Freddie Mac's Software Providers list shows NightHawk with UAD 3.6.

Best for (our read): ClickFORMS customers moving to the new report.

Reggora Forms (Reggora)

What it is: browser-based form software for UAD 3.6 and the old format, with comp research and market analytics in one workspace. Reggora's July 7, 2026 release says it is available "at no cost to residential appraisers"; its product page says it is "live now for every Reggora panel appraiser."

AI and automation: comps are "ranked by an AI-powered model based on similarity to subject property."

UAD 3.6: Reggora's release says it completed Fannie Mae and Freddie Mac verification for UAD 3.6, and Freddie Mac's Software Providers list shows Reggora Forms with UAD 3.6.

Best for (our read): appraisers who want form software at no cost, especially those on Reggora's panel.

JaroKit (Jaro)

What it is: "Report writing and property data for appraisals and alternative products. Currently Invite only." Jaro's other products, JaroDesk and JaroInspect, handle order management and field work for lenders, AMCs and appraisers.

AI and automation: in Jaro's words, "Jaro injects smart automation across your organization."

UAD 3.6: Jaro says JaroKit and JaroInspect were verified by Fannie Mae and Freddie Mac. JaroKit is on both GSEs' lists.

Best for (our read): teams already working with Jaro.

Appraisal Copilot (Automax.ai)

What it is: Automax.ai is an appraisal company that sells appraisals to lenders, "built for UAD 3.6," and invites appraisers to sign up for Appraisal Copilot, "our suite of AI tools built to supercharge appraisal report writing, and ground each adjustment in market data."

UAD 3.6: Freddie Mac's Software Providers list shows Appraisal Copilot with UAD 3.6.

Best for (our read): appraisers working with Automax.ai.

What about TOTAL and Appraise-It Pro?

They are report software too, and most of the appraisers we hear from use one of them.

  • TOTAL (Cotality, a la mode). Cotality announced on December 16, 2025 that it completed UAD 3.6 verification with Fannie Mae and Freddie Mac using TOTAL, and Freddie Mac's Software Providers list shows "TOTAL by a la mode" with UAD 3.6. Of the tools above, AppraisalPilot and TrueTracts work with it for UAD 3.6, each through the TOTAL Store.
  • Appraise-It Pro (SFREP). SFREP said on November 20, 2025 that it was the first of the "big four" software providers to complete UAD 3.6 verification, and Freddie Mac's Software Providers list shows Appraise-It Pro with UAD 3.6. AppraisalPilot's export to Appraise-It Pro is included, and SFREP lists Profet.ai as an add-on.

What about AI tools sold to lenders?

You won't buy these, but some of them read your reports after you deliver.

  • Restb.ai, now part of Clear Capital, sells a computer vision API to lenders, AMCs and software platforms. Its January 21, 2026 release says it extracts features, condition and damage from property photos and structures them to the UAD 3.6 format. ACI (June 2024) and True Footage (August 2025) have announced integrations with it.
  • HomeVision calls itself an "AI-Powered Collateral Underwriting Platform," sold to lenders and AMCs. Its page says "UAD 3.6 is here. HomeVision is ready to help you underwrite the new appraisal."
  • Clear Capital's AURA is, in Clear Capital's words, "an AI-driven collateral analyzer" for lenders that "is integrated with the GSE compliance ruleset."

How do I choose?

Ask these five questions of any tool, ours included.

  1. Keep or switch? If you are staying in TOTAL or Appraise-It Pro, only a tool that names it will help. If you are switching, you are choosing report software, and the learning curve comes with it.
  2. Which calls do you want help with? Some tools offer help with adjustments and reconciliation. AppraisalPilot leaves adjustments, the final reconciliation and the value to you. Decide where you want the line before you pick.
  3. Is it verified, or does it hand off to software that is? Freddie Mac's Software Providers list and Fannie Mae's Integrated Vendor List both show UAD 3.6 report software. On Fannie Mae's, filter the Fannie Mae Product Interface for UAD 3.6 Appraisal Software Provider.
  4. Can you see what the AI wrote? You review and decide whether to rely on every output. A tool should make its drafts easy to spot and easy to change.
  5. Where does client data go? Under AO-41, client information goes into a tool only if you can keep it safe from unauthorized access. Ask before you upload.

Then try it on a real file, not a demo file, and time it.

What does USPAP say about using these tools?

Advisory Opinion 41, adopted April 23, 2026, says "A tool cannot comply with USPAP." You decide whether to use a tool and whether to rely on its output, and if you relied on it, your workfile shows how. The whole opinion, in plain English: AO-41: using AI tools in an appraisal under USPAP.

Questions appraisers ask

What is the best AI software for residential appraisers?

It comes down to one question, keep your report software or switch. If you want to stay in TOTAL or Appraise-It Pro, AppraisalPilot drafts the new report from your own photos, voice notes, contract and MLS export, exports it straight in, and leaves the value and every judgment call to you. If you are ready to move your reports to a new platform, the report software with AI built in includes Aivre, ValueMate Studio and valurAIz. Run any of them on a real file before you decide.

Which AI tools work with TOTAL?

Of the tools on this page, AppraisalPilot and TrueTracts say they work with TOTAL for UAD 3.6 reports. Both connect to TOTAL through the TOTAL Store from Cotality.

Which report software is on the GSEs' lists for UAD 3.6?

Both GSEs publish lists. On October 31, 2026, Freddie Mac's Software Providers list showed UAD 3.6 for TOTAL, Appraise-It Pro, NightHawk, Reggora Forms, Aivre, valurAIz, JaroKit, TrueTracts, ValueMate Studio and Appraisal Copilot. Fannie Mae's Integrated Vendor List, on the pages we could read, showed ACI, Aivre, ApprAIz, Jaro, True Footage and ValueMate.ai as UAD 3.6 Appraisal Software Providers, though ACI has told appraisers the current Sky Workbench was discontinued on October 9, 2026. The lists change, so check them yourself before you rely on them.

Does an AI tool change what USPAP expects of me?

No. Advisory Opinion 41 says a tool cannot comply with USPAP. You decide whether to use a tool and whether to rely on its output, and you are responsible for the results either way.
