The Site section comes right after Subject Property: Site Size with your lot size off the listing sheet, then Parcel, Zoning and the rest. SitePilot runs on its own once the address has a city and state, or a ZIP, and drafts your Site Commentary in teal. Site Influences and Views stay your call. In How-to 10, Josh Stalk, Licensed Residential Appraiser (NV), finishes the section.
How do I finish the Site section?
- The Site section. Right after Subject Property on the left panel, in the report's order: Site Size, with your lot size off the listing sheet, then Parcel, Zoning and the rest, the defects question, and the Site Commentary.
- SitePilot. Right under Site. It runs on its own once the address has a city and state, or a ZIP. Around the house covers about a mile. If it has not run, tap Run SitePilot for this address.
- What it drafts. Your Site Commentary, in teal. Read it, change what is not right, or tap Keep.
- What it leaves to you. Site Influences and Views. SitePilot shows you what is nearby. Whether it affects this site is your call.
- Disaster Mitigation. Tap each feature the house has, like flood vents, impact resistant glass or storm shutters, or None. The commentary is drafted from your picks.
- Energy Efficient and Green Features. Solar Panels: None, Owned, Leased or PPA. Then EV Charger, Water Heater, certifications and ratings. The description and commentary are drafted from your answers.
What trips people up?
None is an answer. Every report answers Mitigation Feature, and whether the house has any renewable energy. If it has none, tap None, and set Solar Panels to None. Left blank, the left panel keeps counting them as owed.
What stays yours?
Site Influences and Views. More on those: views and site influences on the new URAR.
What does the new report require here?
- The site defects question is Required. "When true, indicates that the site has defect(s), damage(s) or deficienc(ies)." (Appendix A-1 v1.4, 1500.0178, report field 4.099, Required)
- Mitigation Feature is Required, and None is one of its answers. (Appendix A-1 v1.4, 3700.0002, report field 5.000)
- Site photos. The GSEs' photo and image job aid lists "Property Access (Street Scene)" and "View (Photos are required of all views that impact value or marketability)" (pages 2 and 3).

Questions appraisers ask
When does SitePilot run?
On its own, once the address has a city and state, or a ZIP. If it has not run, tap Run SitePilot for this address.
Does SitePilot decide my site influences and views?
No. SitePilot shows you what is nearby. Whether it affects this site is your call.
The house has no mitigation features and no solar. What do I answer?
Tap None. Every report answers Mitigation Feature, and whether the house has any renewable energy, so set Solar Panels to None too. Left blank, the left panel keeps counting them as owed.
