Working rural, no signal: desk, field, desk

Print itThe one-page Quick StartOpen the PDF

You don't need cell signal at the property. Rural appraisers run AppraisalPilot desk, field, desk: the paperwork is drafted at your desk before you leave, you inspect the way you always do with your own camera, and the photos go in back at your desk, where you review, approve and export. The drafting happens at the desk, so nothing depends on signal. In How-to 18, Josh Stalk, Licensed Residential Appraiser (NV), walks it.

How do I work a property with no signal?

  1. Before you leave, at your desk. Start the report and drop the engagement letter (or the order), the subject's listing sheet and your MLS comp export on their spots under What you have. The assignment, the subject details and the comps are drafted before you drive out. More in How-to 6, Start a report and How-to 13, your comps.
  2. At the property, no signal needed. Inspect the way you always do. Take the photos on what you use now: a digital camera, your phone or iPad camera, or TOTAL for Mobile. Notes and measurements your usual way; a clipboard is fine. AppraisalPilot stays closed.
  3. TOTAL for Mobile: one setting. Turn on a saved copy once, so every photo is also kept on your device.
  4. iPhone or iPad: open the device's Settings app (not the TOTAL app), tap TOTAL, and under Photos turn on Save Copy to Camera Roll.
  5. Android: in TOTAL for Mobile, close any open report, tap the menu icon, then Settings, and under Photos check Save Photos to Device.
  6. Back at your desk: the photos. Open the report. In Photos, tap Choose photos (on a phone it reads Add from your library), or drop the photos on the Photos spot on a computer.
  7. The read. Tap Analyze my photos. Rooms go to Unit Interior, each under its own room, and the rest go to PhotoPilot. Everything it drafts is teal, for you to keep or change. A photo you didn't label is filed where the intern thinks it goes, so check What it is. More in How-to 7, Photos.
  8. Your note, at the desk. Open any photo and tap the mic under it to add what the camera couldn't see, with the photo in front of you. That is often easier than talking at the house. A note added after a photo was read changes nothing until you tap Redraft with my note. If the mic hears nothing in the app opened from the Home Screen icon, open appraisalpilot.app in Safari to talk your notes, or type the note.
  9. The sketch. Draw it from your measurements in Sketch (How-to 11), or keep sketching in your form software: set Sketch drawn in your form software to Yes and enter your Finished Area Above Grade.
  10. Review and export. Keep or fix each teal draft, then export to TOTAL or Appraise-It Pro and open the file in your program.

What trips people up?

Working inside AppraisalPilot at a house with no signal. At a house with no signal, keep AppraisalPilot closed. Photos taken in the app need a connection to save. If the connection drops, they don't save, like any other software, and they can't be recovered. Your own camera keeps every photo on the device until you're back at your desk.

TOTAL for Mobile photos from before the setting. Photos already in a report before Save Copy to Camera Roll or Save Photos to Device was on don't copy over. Each one has a Share icon, so you can send it to yourself. If the setting doesn't seem to work, TOTAL for Mobile needs the Photos permission turned on in the phone's settings; then restart the app.

What stays yours?

Everything you decide. Your quality and condition ratings, highest and best use, adjustments, comparable weights, reconciliation and the opinion of value are never drafted. Whether a defect affects soundness or structural integrity, and what should be done, are your call.

What does the new report require here?

  • The photos your camera has to bring back. Every report needs the subject property photo, the street scene, the dwelling front, all kitchens, all bathrooms, and the main living areas, every bedroom included (UAD 3.6 Photo and Image Job Aid v1.0, June 23, 2026, Required Photos p. 1, Site p. 2, Dwelling Exterior p. 3, Unit Interior pp. 3 to 4). Our UAD 3.6 photo checklist puts them on three large-print pages for the clipboard.
  • A sketch or floor plan, when you provide one. "Either a sketch or floor plan is required if Sketch or Floor Plan Provided is Yes." (UAD 3.6 Photo and Image Job Aid v1.0, Sketch, p. 3)

Then export: Export to TOTAL or Export to Appraise-It Pro. Want it on paper? The How-to 18 Quick Start has these steps on one page.

Questions appraisers ask

Can I use AppraisalPilot at a property with no cell signal?

You don't need to. Draft the report at your desk before you leave, inspect the way you always do with your own camera, and put the photos in when you're back at your desk. At a house with no signal, keep AppraisalPilot closed.

What if I take photos in AppraisalPilot and the connection drops?

Photos taken in the app need a connection to save. If the connection drops, they don't save, and they can't be recovered. At a rural or weak-signal property, take the photos with your phone's own camera app or your usual camera, so they stay on your device, and upload them at your desk.

How do I get my TOTAL for Mobile photos into AppraisalPilot?

Turn on one setting so every photo is also saved to your device. On an iPhone or iPad, open the device's Settings app, tap TOTAL, and under Photos turn on Save Copy to Camera Roll. On Android, in TOTAL for Mobile, close any open report, tap the menu icon, then Settings, and under Photos check Save Photos to Device. Then upload the photos from your device.
