Before you export, you answer the approaches and reconciliation, look over NarrativePilot's paragraphs, clear QC Shield's Stops, read back your values in Time Out, and check Before you export. Before you export is a check, not a wall, but a draft you did not keep stays out of your file. In How-to 15, Josh Stalk, Licensed Residential Appraiser (NV), finishes a report.
What's left before I export?
- The approaches. Did you develop the cost approach? Yes, and you finish it in TOTAL or Appraise-It Pro. No, and it asks why. Income Approach works the same way.
- Reconciliation. Every answer here is yours, and nothing drafts it: the market value condition, your final opinion of value, and your reasonable exposure time.
- Revision History and Certifications. Has the client or borrower asked you to reconsider the value? Then prior services, any certification of your own, intended users and scope.
- NarrativePilot. Under Your paragraphs, drafts in teal from what is already in your report. Tap the pencil, edit, and tap Save. Save it unchanged, and you have kept it.
- QC Shield. Stops: the file is not complete without these. Reviewers ask: fix it, or tap Correct as is with one line of reason. Yours to confirm: drafts not kept yet.
- Time Out. It reads back each value as it goes in the file. Tap each one when it is right, then tap Go to export.
- Before you export. Drafted, not kept yet, with a count. Look them over, then tap Keep all. Tap any line, and it takes you there.
What trips people up?
Before you export is a check, not a wall. Export anyway sends the file as it stands, but a draft you did not keep stays out of it, and anything still open gets flagged in your program. So keep what is right first.
What stays yours?
Reconciliation, your final opinion of value and your exposure time. In NarrativePilot, the Adjustment Commentary, Comp Selection Rationale and Reconciliation are yours to write. QC Shield never reviews value, ratings, adjustments, selection and weighting, highest and best use, or reconciliation.
What does the new report require here?
- An approach you did not develop needs a reason. The delivery specification describes "a reason why the specific valuation approach was not developed." It is Conditionally Required when the cost approach was not developed (Appendix A-1 v1.4, 1300.0002, report field 26.005).
- Your own certifications. "Additional Appraiser Certifications cannot be contrary to the original Appraiser Certifications." (Appendix C-1 v1.3, page 43, report field 29.052)
Then export: Export to TOTAL or Export to Appraise-It Pro. Want it on paper? The How-to 15 Quick Start has these steps on one page.
Questions appraisers ask
Can I export with drafts I have not kept?
Yes. Export anyway sends the file as it stands, but a draft you did not keep stays out of it, and anything still open gets flagged in your program. So keep what is right first.
Does QC Shield review my value?
No. QC Shield never reviews value, ratings, adjustments, selection and weighting, highest and best use, or reconciliation.
Who writes the reconciliation?
You do. Every answer in Reconciliation is yours, and nothing drafts it, from the market value condition to your final opinion of value and your reasonable exposure time.
