The Comparison Grid sits right under the Sales Comparison Approach once you answer Yes to developing it. Fill across and Same as subject copy your subject's answers into blank boxes only, never condition, quality or a comp's own facts, and Shift and the right arrow copies an amount across your comps. Every adjustment, every weight and the value stay yours: the grid never decides an amount. In How-to 14, Josh Stalk, Licensed Residential Appraiser (NV), fills a grid.
How do I fill the grid fast, and where do my adjustments go?
- Find it. Your report, then Sales Comparison Approach. Answer Yes to developing it. The Comparison Grid is right under it. Tap a number on the compass to slide to that comp.
- Your order. Tap a comp's name, like Comp 2, and pick its new number. The comps in between slide over one.
- The toolbar. UAD 3.6 shows the new report's order, Classic the names you know. Differences only hides lines that match. The blue number is what the grid still needs. Key explains every mark.
- Read a line. Quiet gray matches your subject. A different answer comes forward with the difference beside it. Teal is the intern's draft: change it and the teal falls away.
- Fill your blanks. Fill across copies the subject's answer into every blank comp on one line. Same as subject does the whole grid after one look. Blanks only, never condition, quality or a comp's own facts. Each leaves an Undo bar.
- Your adjustments. Expand opens the grid full screen. Type an amount, Shift and the right arrow copies it to every comp to its right, Tab goes down. No adjustment puts $0 in that line's blank boxes only. A zero counts.
- Weight and value. Pick Most Weight, Less Weight or No Weight for every comp. Type your Indicated Value by Sales Comparison. Add a property for any sale you left out, with your reason.
What trips people up?
Same as subject, Fill across and No adjustment show only while there is a blank for them to fill. Once a line is done, its buttons go away. Before you Add a line, open No data yet: use a line that is already there.
What stays yours?
Every adjustment, every weight, the condition and quality of each comp, and the value stay yours. The grid copies what is already on it, or the zero you chose. It never decides an amount. More on the grid: comps from your MLS and the new URAR sales grid.
What does the new report require here?
- A zero is delivered. For the comparable adjustment amount, the delivery specification says "Deliver the value provided, even when it is zero." (Appendix A-1 v1.4, 1800.0317)
- When a zero belongs there. The URAR Reference Guide: "If a feature or characteristic of the subject property differs from a feature or characteristic of a comparable property and there is no market support for an adjustment, enter a $0 in the adjustment line." And: "When the features for the subject and comparable sale(s) are the same and no adjustment is warranted, leave the field blank." (Appendix F-1 v1.4, page 219)
- Every comp gets a weight. Comparable Weight (report field 22.15.14) is Most, Less or No Weight, for every sales comparable (Appendix A-1 v1.4, 1800.0312).
- Use the lines that are there. From the Lessons Learned job aid (page 4): "It is crucial to use the predefined row whenever possible" and "Do not report the same information more than once in the sales grid."

Questions appraisers ask
Does AppraisalPilot suggest my adjustments?
No. Every adjustment, every weight, the condition and quality of each comp, and the value stay yours. The grid copies what is already on it, or the zero you chose. It never decides an amount.
How do I copy one adjustment across my comps?
Type the amount, then press Shift and the right arrow. It copies to every comp to its right. Tab goes down to the next line.
When do I use No adjustment?
It puts zero dollars in that line's blank boxes only, never over an amount you typed. The GSEs' reference guide says a zero means a difference with no market support for an adjustment, and to leave the box blank when the subject and the comp are the same.
